Duh.. HDB rules are more important.  Singles can only buy from non-mature estates and the best one in terms of location is Hougang.  So far, no launch of 2rm flats there though.

My best guess is that matured estates can serve senior citizens or family units better because there are all types of amenities available already.  Singles just need 7-11 to survive.

Recently, some schools merged because not enough students leh.. so I'm not sure about teaching. 

But healthcare is a safe sector.  Aging population + heartless society = booming healthcare industry.
