I read the story 2nd time, don't think included lah..

Actually the landlord didn't lose that much, he just anyhow hantum.  I believe this type of tenant is quite common in market.  From his description, at most he lost the $ meant for repairing.

Most likely is the tenant chut pattern by agreeing to extend lease but last min found better option, so didn't sign and use the initial deposit to pay off final month's rental.  It happened during CNY period, quite common as everyone was busy.

it is normal for tenants to drill holes to hang pictures so long as they reinstate the condition of the flat upon release of tenancy.

unless of course you specifically include the clause into the TA ie. "no drilling of walls" etc.
but that would severely limit your pool of tenants given the current rental climate

so scary.. make sure to choose respectable people as your tenants. no urgent rent.

else end up spend money renovate. lol.

I agree.  never listen to tenant's cock-n-bull story.  landlords must have the heart of loan-shark in this market ........

best to get tenant's workplace fax number.  if tenant fail to pay rental on time,  can fax "O$P$" to his office everyday ......  better still get his M.D.'s secretary fax number ..... she will ensure the news travels fast around the office.

these are expensive to replace.

normally you should get 2nd-hand ones for tenants ....

there was a place where you can buy such white-goods like front-load washing machines, dryers, double-door fridges ..... I think it was behind Leng Kee Road (near to Bukit Merah that side).  I think sometimes $500 can buy all 3 items

sorry horrrr ..... I am loanshark ..... I only know loanshark methods to get my tenants to pay rental ..... also must fax overnight so that his colleagues will get to see and spread juicy news in the next morning.
