interesting thread on the S-REIT vs STI returns debate

some kind soul pulled the data from the terminal - courtesy of "SpeedingBullet" quote:
"This is a comparison between (from top):

 1. STI Index
 2. FTSE Straits Times All-Shares Index
 3. FTSE Singapore REIT Index

 Time Period is from Jan 2005 - today.

 The REIT index completely outshone the other two, double the returns (prolly due to dividends). Interesting it started outperforming via price too starting in 2012."








If true the results surprised even myself though I have long suspected....

I would say don't rush into it. The market is always there. Even if you timed the market well by buying the REITs at the best price, when your next salary comes in, you would have to get invested again. How do you managed this?

If you do not know what are REITs, you can pick up a book to read about it. Bobby Jayaratam wrote a book on REITS that is a pretty good book to get started.

Secondly, think from the perspective of a landlord, because a REIT is very like one. What are you concerned with, then rent? the tenant? how do you compute the return on your rental?

This will make learning much easier

Yeah, as a landlord and owner of Capitaland Mall Trust  and Capitaland Commercial Trust, I will monitor Tampenis  Mall, Bugis Junction, Junction 8 closely .... see if chiobus are buying stuff.... I worry it chiobus not buying stuff ....

Also I will lim kopi at Capital Tower, CapitaGreen etc to see if got chiobu go office or not. I worry if got no chiobu go office  :-[

i see i see, so i guess you advocate monthly investing in it?
didn't know there can be a book on REITS alone

I wouldn't personally advocate monthly investment into individual Reits but perhaps might make a case for a broadly diversified Reit ETF (or broad ETFs for that matter)

Even better if you buy into an STI ETF like sgx.es3 or sgx.g3b which already comprises of some reits

Not vested for several reasons:
(1)   I already have an outsized allocation to REITs
(2)   I'm reticent about ARA
(3)   I already have Ascott REIT which is almost becoming a multi-region hospitality play (some might argue global hospitality once they streamline with Ascendas Hospitality) that has US allocation with 3 properties that are better than ARA's Hospitality Trust

What surprised me was sgx.c38u - Capitaland Mall Trust.

When it dipped to 2.30 I bought some to test water but it has been staying above 2.40 despite the current market turmoil. 

Let's hope it stays that way.
