I will try this experimental thread where I will upload some recent transacted private property deals.

The objective is for wealth builders to have some info on some actual historical data on a recurring basis so that they can determine:

- does property always make money
- if you hold property for long it is good?
- how annualized returns versus the total returns

This is the first one. Will try to update often.



The first one is notice how many long holdings there are. Notice also their eventual capital returns per annum.

@kyith - maybe can also do a comparison with other forms of investments eg. putting money in the bank vs  bonds (SSB or ABF ETF) vs blue-chip REIT like CMT vs STI ETF over a similar time-frame and holding period to the properties above .....

We are seeing more losses. one of the interesting one was bought in 2006.

@kyith - seems to corroborate some truths about ROI on properties ie. you need a long holding period,  the chances of negative returns are diminished if you have the wherewithal to sit through cycles.

you need strong holding power, but everything, i mean everything is a valuations game.

you buy playstation at overprice, you cannot sell it off.
you buy reit over price, it will take alot alot alot of years to earn it back ... see sabana riet
you buy property overprice, you need to hold it long. those who bought at 1996-7 broke even in price in 2010.

to be fair many of these properties are rented out, but in the 2000s, there is so much supply.... you cant even rent out.
